Dear Pam, thanks for your understanding. We could not let you know earlier because the buyers extended the contingency period from 15 days to 25 days on a 30-day escrow. This made it impossible for us to notify you since we didn’t know until Friday at 4:30 that the house was finally sold and of course we wanted to leave it staged in case they backed out at the last moment which was a real concern for Ethel and for us. Only Ethel’s skillful handling and negotiations pulled this sale off.

I’ll look forward from hearing from you tomorrow.

Dear Colin and Ethel,

I don’t know how to start thanking you for all you have done for me over the years, and especially in the last few weeks.  The timing on the vacancy of the property could not have been worse. First, we were out of the country for the walk-through. Then, I got sick when we got back. I just found out this morning that I don’t have pneumonia, but they don’t know what caused my lung problems. I think it’s the airplane air, but can’t prove that, of course.

Regardless, without the two of you handling matters, I have no idea how everything would have gotten done at the house. Luckily, I was able to line up the painter/handyman, the carpet cleaner, and some and someone to clean the house, but I could not have done all the rest. My energy level is still so low that getting through the day is difficult at the moment.

I really appreciate your taking over and handling everything. It was above and beyond the call of duty, and I am most grateful.

Background and Supporting Facts:

We relocated from a mid-western state to Southem California several months ago because of the job transfer. Just before moving and while renting a house in Orange county after moving, we worked for some time with two different real estate agents (one after the other) who were nice and friendly professionals. But our experience with them did not result in our selecting a house and making an offer. Since we did not have much time left before our rental lease would expire, we interviewed a few other real estate agents including Ethel Krawitz, and subsequently selected Ethel as our new agent. Colin Krawitz came as a bonus.

After some initial discussion and showing of a few houses for a couple of days, Ethel understood our needs, requirements, desires, and constraints for a house purchase. In a few weeks, we were able to select three to four houses that would meet our criteria. She helped us make three offers. One of them materialized in our successful purchase. Both Ethel and Colin were very helpful during and after the purchase.

Hi Colin:

I really want to thank you for providing name and phone number of the property owner next door to the Lance property.
I got thru to him.  First conversation was into denial.  “I don’t think there is a serious problem”. Second conversation was –  “I will do everything in my power to stop this.  And if it doesn’t stop, the dogs have to go or the tenants.  I promise I will cooperate and work with you to resolve this.” Very cooperative and helpful.

What I don’t understand is the Clarks putting up with this since May.  The owner told me that if there are 3 complaints filed against them with Animal Control, they will have to move or get rid of the dogs..

Anyway, I’m hoping that is the end of it, but thanks for getting me that phone number.  It made all the difference in the world.
I don’t know how I would manage without you and Ethel.

Colin, a special thanks for all the kinds words today. Having you take a look at the place and being so supportive really meant a lot to me. As I’m sure you noticed, I have worked really hard to make the new place… a home. You are one of the few people who saw the condition it was in when I bought it. Sometimes I laugh because people have no idea what a blank canvas I started with… and when I say “blank canvas”, you know I mean “what a wreck it was”. Do you remember all the holes in the walls??? I spackled and sanded those walls for days… and days… and days. :)
When time permits, I would love to have you and Ethel over for dinner to celebrate our new home. I know how busy you both are, so a quick visit works too.
